KL Eco City Mall: Full occupancy?

KL Eco City (KLEC) is a premium integrated mixed-use development located in Kuala Lumpur. A five-storey retail offers approximately 250,000 sqft located on Jalan Bangsar. It is separated by the Klang River to Mid Valley Megamall which has 1.7 million square feet of retail space. KL Eco City Mall was completed in 2017.

This is my first time to visit KLEC and I took a drive around 1pm on a weekday. I wanted to understand how well this mall is doing against the king of malls, Mid Valley Mega mall.
Parking in the mall was hard to locate since B1 and B2 are reserved for season parking for the office residents. Connectivity would not be a problem since it is joined with the Abdullah Hukum LRT station. Abdullah Hukum LRT station also has a large pedestrian bridge connecting KL Ecocity and The Gardens Mall or Mid Valley Mall.

My first impression is that the mall seems to be geared to serve the 3 office towers. Mercu 1, 2 and 3 with each around 40 floors. There are two residential towers named the Residences at KL Eco City which houses more than 700 units. Tower A has 47 floors and Tower B 34 floors. Another 40-floor tower named the Viia residences houses more than 300 residential units. Yet another 60 storey tower houses over 700 units named Vouge Suites 1.

Ground floor
The keyword for this video is hot spot and cold spot.
Overall, the foot traffic on the ground floor is very healthy. The ground floor is the hotspot. There was only one vacant lot which is next to Old Town which I guess is normal turnover. Food and beverage outlets on the ground floor like Starbucks, Levin Wine Bar, ZUS coffee, Salad Atelier has many customers.
I only wonder how the crowd is during the weekends on Saturday and Sunday when there is a lack of office crowd. Anyone who has been here on a weekend can contribute in the comments below.

The Suria Food court has a very strong lunch crowd and would be hard to get a seat despite being a large food court.

Vacant spots
Now I will move on to talk about the cold spots.
However, moving towards Level 2, there are more spaces which are vacant Looks like there were formerly more restaurants here. I had lunch at the remaining Japanese owned restaurant overlooking Bangsar. There were several vacant large lots around the mezzanine central atrium at level 3. I estimate a total of more than 25,000 square feet should be vacant.
