Penn Valley valley has rolling hills, oak woodlands and is a bit lower elevation than Grass Valley and Nevada City so it does not snow in Penn Valley, except for a little dusting every few years. Nearby is the Yuba River and many lakes for boating, fishing, and swimming, while local parks and trails are perfect for hiking, biking, and horseback riding. Western Gateway Park, a community favorite right downtown Penn Valley, is 87 acres and features sports facilities, picnic areas, walking trails, a dog park, a year round creek, a farmers market and hosts various seasonal events.
Compared to the larger areas in California, Penn Valley offers a more affordable cost of living (even slightly less than Nevada City and Grass Valley). Housing prices are generally lower BUT the inventory is also smaller as it is a small town and those that live here tend to stay a long time. The real estate market features a variety of options, from smaller charming homes to expansive properties with plenty of land for animals and homesteading.
While Penn Valley itself maintains a tranquil, rural feel, it is conveniently located to Grass Valley where you will find all of the amenities you will need like shopping, dining, cultural activities, and healthcare facilities. Additionally, Auburn, Sacramento and Tahoe are not far!
Penn Valley enjoys a Mediterranean climate, with hot, dry summers and mild, wet winters. The weather allows residents to enjoy outdoor activities year-round and you can be very close to snow but not have to deal with snow.
